Dear Toronto Homeowners,

The City of Toronto has launched its portal for the annual Vacant Home Tax declaration. Despite a few hiccups in last year’s rollout, all Toronto homeowners are required to complete this declaration, regardless of whether their property was vacant or occupied.

What is the Vacant Home Tax?
This tax was introduced to help alleviate Toronto’s housing crisis by encouraging property owners to either occupy or rent out their homes, increasing the city’s housing supply. Properties deemed vacant for six months or more are subject to a 1% tax based on their current assessed value.

Making Your Declaration Simple
To streamline the process, I recommend submitting your declaration online through the city’s portal. You can access it directly here:

Quick Tip:
The portal can locate your ‘Assessment Number’ by your address, but you’ll also need your ‘Customer Number,’ which is not available online. It’s best to have a recent Tax Bill handy, as it includes both required numbers.

Once you’ve completed the declaration, the city will send an email confirmation. Keep this on file, as it can be useful for future reference.
